DO NOT wait until spring or summer to list your property. Your potential buyers are trapped inside just like you are, and they are online gathering information right now! Spring Break marks the beginning of the busy season at the lake. Anglers are looking for fishing cabins, hunters are searching for prime acreage, retirees want their dream destination and everyone wants a vacation home at the lake! Visitors will be pouring in to check out the area and view homes and condos, so make sure that yours is on their list to see.
Take advantage of your cold-weather, forced detention, and spruce things up. Here are a few things that you can do now that will increase the value and marketability of your home:
Buyers need to visualize your home as their own, so minimize and de-personalize. You will need to pack up to move, so you might as well get started now. Remove decorations, pictures and appliances from walls, tabletops and counters. Go through closets, and pack away at least HALF. (Be honest… most of it is off season or out-of-style anyway!) If you don’t have enough space to temporarily store these items, rent a space for a couple of months. The higher price that you will get for your home will more than cover it.
#2 PAINT & CLEAN
Neutralize all the colors AND odors - No one wants to smell Fluffy, Fido or Billy the Pig! Again, a buyer needs to be able to envision themselves living there, and your color scheme is probably not theirs. Even the “coolest” colors and murals need to be covered in order to sell your home for the highest price. In addition to the fresh paint smell, tidy things up by cleaning carpets and neutralizing any pet odors. Vacuum, dust and empty litter boxes more frequently than usual, and keep the kitchen and bathrooms clean at all times.
#3 LIGHTEN & BRIGHTEN
With the weather already dismal, you need to make your home as bright as possible… Light creates space, and since you will have already cleaned, there is no need to keep it dark to hide the dust bunnies! Replace bad light bulbs, remove drapes and clean windows. A bit early for spring cleaning, but well worth the time!
#4 MINOR REPAIRS
Take care of simple repairs such as: caulk sinks and tubs, Replace broken tiles & windows, oil squeaky doors, tighten loose cabinet hinges, and plaster holes in walls (Save yourself time, and do this before you paint!) Buyers are more interested in a home that has been well maintained.
Major renovations and upgrades to your home are not necessary, but the pricing of your home needs to reflect the current condition. However, if you do decide to invest a little to yield a higher price, focus on Kitchens and Bathrooms first. New appliances, countertops, flooring, cabinets and fixtures will definitely give your home more appeal and a better return on your investment.
